Brattle Circle townhomes in Cambridge, MA

Five of the seven residences remain for sale, ranging in price from $949,000 to $1,350,000. All five still for sale look out on the green pictured above, which is located at the end of Brattle Circle, a cul-de-sac off of Brattle Street in West Cambridge.

Main living levels here all feature open floor plans and many windows. I was struck on my visit by the favorable quality of light – even on a dark and stormy day.

These townhouses feature three or four levels of living. Square footages range from 1,600 to 2,400 square feet. All those for sale enjoy two parking spaces, with three residences enjoying garage parking. There is direct access into each home from its parking area, a real plus.

Brattle Circle is off Brattle Street on the far end of Brattle, between Fresh Pond Parkway and where Brattle Street meets Mt. Auburn Street, near the entrance to the Mt. Auburn Cemetery. Indeed, the Cemetery is visible from some windows in some of the residences.

For sure, a three or four level townhouse is not for every buyer. That being said, it is nice to see the master bedrooms on the second floors in these residences.

Two condominium residences at 391 Concord Avenue in West Cambridge

391 Concord Avenue #1 is now SOLD. Sold for $343,000 on October 21, 2011. I served as the listing broker at Hammond Real Estate.

391 Concord #1 is located in West Cambridge, across from Callanan Playground and Tobin Field and close to Fresh Pond.  The residence is very well maintained. All common areas have been freshly painted in the last several years, as well as the exterior of the house. I remember first seeing 40 Grozier Road in 2005 when it was listed for sale after a complete renovation. Listed in July 2005 for $2,565,000, the list price was eventually reduced to $1,999,900 in November 2005, before eventually closing for $2,000,000 in December 2005.

40 Grozier Road was then listed for sale again in February 2008 for $2,295,000 and SOLD for $2,400,000 (over asking price) in April 2008.

40 Grozier Road was newly listed for sale on September 28, 2011 for $2,625,000.

As it happens, the bar on the block was reset in July 2011 with the sale of 15 Grozier Road for $2,950,000. This is a remarkable sale event.

A significant sale event took place on Grozier Road in 2010 with the sale of the Eduardo Catalano house at 44 Grozier Road.

112 Walden is now SOLD. Located in West Cambridge between Porter Square and Raymond Park, 112 Walden is a gracious 3-bedroom, 2-bath residence on the top two floors. This home is nicely situated high above the street. The private entrance to 112 Walden is located off the front porch, being one of just two units in the building.

One very nice feature of 112 Walden is that it enjoys its own front porch on the second floor. In June 2010 a fourth floor unit is reported to have SOLD for $415,000 The unit features two bedrooms, one bath and 1,032 square feet of living area. There is garage parking for one car.

Reservoir Lofts - 72-unit association on Wheeler Street near Fresh Pond in West Cambridge.

Reservoir Lofts is a 72-unit condominium association completed in 2008. Units here are one and two-level loft-style residences with 1 or  2 bedrooms. Amenities include garage parking and central air conditioning. Sale prices here have ranged from $279,000 for a one-bedroom to $475,000 for a two bedroom.

For the 23 1-bedroom units reported as SOLD at the Reservoir Lofts in MLS through June 18, 2010, the average sale price is $313,159.

For the 12 two-bedroom units reported as SOLD at the Reservoir Lofts in MLS through March 31, 2010, the average sale price is $436,458.

In addition to being close to the Fresh Pond Reservoir, the Reservoir Lofts are also conveniently close to Trader Joe’s and Whole Foods and the Fresh Pond 10 Movie Theatre. There is also easy access from here to the Alewife T Station on the Red Line, as well as Fresh Pond Parkway and Route 2, connecting with I-95.
