			<content:encoded><![CDATA[<p>3 and 5 Watson are two newly renovated (2010) attached townhouse condominiums in Central Square at <strong>3 Watson Street</strong> and <strong>5 Watson Street</strong>. The premiere residence is <strong>3 Watson Street</strong>, which features a driveway for two-car tandem parking and is located on the right side of the building adjacent to an open field, allowing for more air and light.  This residence sold in August 2010 for $775,000. <strong>5 Watson</strong> sold in December 2010 for $673,000.</p>

<p>Both townhomes at <strong>3 and 5 Watson Street</strong> feature 3 bedrooms, 2.5 bathrooms and 1700 square feet of living area. Essentially, they are mirror images of one another. The main living level is an open plan and features an unusually spacious kitchen area. Indeed, one can imagine building a study area with bookshelves on one wall here to make the space more functional.</p>
<p>On the second floor one finds a master bedroom with bath en suite. The developer decided to give the master bedroom two spacious closets. This decision limits the functional wall space in the room for furniture. That being said, the higher ceiling in this room makes for a comfortable feeling. Also found on the second floor is a laundry closet for stack washer-dryer, a second full bath and smaller second bedroom.</p>
<p>The third bedroom is found on the third floor.  This spacious room is one of the highlights of each residence and would make for a superb studio.</p>
<p>Also impressive at this address is the finished lower level. The decision to install tile rather than carpeting on the lower level is to be commended, especially given the appealing tile chosen, which as grain-like appearance akin to a wood floor.</p>

<p>As for outdoor space, both <strong>3 and 5 Watson</strong> have private, fenced-in back yard spaces. These spaces feature a deck, a patio and an over-sized grassy area. As you can see in the photo here, the outdoor area is quite spacious.</p>
<p>As one would expect for a newly renovated residence, there is a new roof, new systems including central air, new Hardiplank siding, new windows, new doors, new electrical, and new plumbing.</p>

<p>The rounded bay windows are a distinguishing feature at this address, as is the very large common yard on Inman Street. Whenever I visit the building I am always struck by the yard. The building really has its own park!</p>

<p>In March 2919 a top floor unit is reported to have SIOLD for $315,000. This is a sunny top floor unit nicely renovated by the current owner. Highlights include the dining room with French doors opening onto a private deck with a view of Cambridge City Hall. The kitchen is charming and exceptionally well laid out. It&#8217;s nice, too, to find a window and a linen closet in the renovated bathroom. High ceilings here make for a nice feeling, as does the over-sized mirror in the living room, which really opens up the space. The residence feels larger than the reported 690 square feet. By the measure of most, this residence has the feeling of a classic pied-a-terre.</p>

I served as the listing broker at Hammond Real Estate for 59 Kinnaird when it sold in 2009.</p>
<p>Built in 1999, 59 Kinnaird is one of three residences in the association. All units are owner-occupied.</p>
<p>Just inside the front door is a spacious entry foyer with a coat closet and a door affording direct access to the two-car (tandem parking) garage. It is unusual in Cambridge to find a residence with direct access from the home to the garage; it also rare to find garage parking for two cars. This is a real plus at this address.</p>
<p>Also off the entry foyer is a set of stairs which lead down to a pleasant family room with two good-size windows. There is also a laundry closet with full-size machines, which are included in the sale.</p>
<p>The main living area is two-tiered. The living room boasts 12&#8217;5&#8243; ceiling height and a gas fireplace and custom built-ins. It also offers direct access to a small garden. Overlooking the living room are the dining room and inviting kitchen with peninsula counter. On this level off the dining room is an expansive deck. There is also a powder room and small back hall which could serve as a place for a desk.</p>
<p>The bedroom level features a master bedroom with bath en suite, as well as two additional bedrooms and a second full bath. It is nice to have three bedrooms and two full baths on the same level. Above all is an attic for storage, with a pull-down stairs to facilitate access.</p>
