16 Chauncy: Handsome Brick Elevator Building Close to Harvard Square

16 Chauncy Street – Enjoy the luxury of living ten minutes from Harvard Yard in a handsome brick elevator building located on a pleasant side street between Harvard & Porter Squares.

Notable among the residents of 16 Chauncy Street over the years is author Vladimir Nabokov. In her book on the history of 16 Chauncy, authore and former 16 Chauncy resident Ann Petrone notes that in 1956, Nabokov lived in unit 10, shortly after the publication of Lolita. Nabokov’s time in residence here is duly noted by a plaque near the entrance to the building:

The Blackall family bought “a fine modern mansion in the Colonial style” at 16 Chauncy Street in 1903. As Clarence Blackall later recalled, “We lived in this house for 24 years, some of the happiest years of our lives.” Petrone includes photos of this family manse in her book on the history of 16 Chauncy Street. The pictures certainly do suggest that the home was big and comfortable and well-built. For sure, this was a different time in Cambridge – one photo in the book shows a young Robert Blackall feeding a carrot to a neighboring cow on Mr. Abbot’s field!On April 12, 1929, The Cambridge Chronicle reported that “Mr. Blackall has decided to give up his house entirely, tear it down and construct in place thereof an apartment house.” As Petrone points on in her book, “Great care was taken to incorporate much of the original woodwork from the mansion into the new apartment house.” The Blackalls planned to make their home in one of the larger penthouse apartments in the new building. Alas, the building was completed in September 1929 – a few weeks before the financial panic set in which led to the Great Depression. Eventually, in 1939, the building was purchased by the nearby Hotel Continental and renamed the Continental Manor Apartments.

24 Bay State Road is located close to Fresh Pond Reservoir. It is a modern elevator building with garage parking built in 2006 according to the online assessor’s database for the city of Cambridge. Most units have one or two bedrooms. Highlights include good ceiling height, in-unit laundry, and lots of natural light.

In June 2010 a fourth floor unit is reported to have SOLD for $415,000 The unit features two bedrooms, one bath and 1,032 square feet of living area. There is garage parking for one car.

In March 2010, a two bedroom, two bath on the fourth floor sold for $433,000. Reported to have 1,033 square feet of living area and one garage parking space.

According to the City of Cambridge online assessor’s database, 345 Harvard Street was built in 1964. The 24-unit elevator building is unusual for Cambridge. The covered outdoor exterior halls which lead to most all of the unit doors are distinctive for Cambridge. Inside, the units here have been recently renovated with a more modern and stylish sensibility. It’s a refreshing change of pace for Cambridge condos.

Riverview is a condominium association consisting of a larger concierge elevator building (221 Mount Auburn Street) as well as a smaller brick building of three stories with a Bradbury Street address. Riverview is located on Mount Auburn Street close to Harvard Square. There is a concierge desk in this association, located in the foyer of 221 Mount Auburn Street.

The most recent MLS-reported sale event in the larger main building was for a fifth floor corner unit with a balcony and a river view in the elevator building. The unit features 2 bedrooms, 2 bathrooms and 1,106 square feet of living area. It sold for $850,000 in May 2010. The residence was in need of renovation at point of purchase.

159 Concord Avenue is a brick elevator building with parking near the intersection of Concord Avenue and Huron Avenue in West Cambridge. There are sixteen units in the building on four floors. The units feature three bedrooms and two bathrooms and excellent closet space. According to the city of Cambridge online assessor’s database, the building was built in 1970.

Most recently a top floor unit SOLD for $549,000 in April 2010 This top floor residence is reported to feature 1,447 sf. I had a chance to see it myself.

I sold a unit at 159 Concord Avenue in the year 2000. That unit resold in 2007. There have been only four other sales reported in MLS in the last ten years, the most recent in April 2010 – the second sale in the building to cross the $500,000 threshold. There is a high owner-occupancy rate and professional management.

159 Concord Avenue is one of the few elevator buildings in Cambridge. This is an appealing feature. There are other Cambridge condominiums with elevators. However, 159 Concord Avenue is one of only a few small buildings in West Cambridge with an elevator.
