			<content:encoded><![CDATA[<p>Today I attended a broker open house luncheon at <strong>40 Grozier Road</strong> in Cambridge, Massachusetts. The house is now listed for sale with CBRB. <a title="Grozier Road" href="http://cambridgerealestate.tumblr.com/post/11027869535/residences-on-grozier-road-in-cambridge" target="_blank"><strong>Grozier Road</strong></a> is in <a title="West Cambridge" href="http://sfy.co/Huy" target="_blank"><strong>West Cambridge</strong></a> off Huron Avenue.</p>
<p>I remember first seeing <strong>40 Grozier Road</strong> in 2005 when it was listed for sale after a complete renovation. Listed in July 2005 for $2,565,000, the list price was eventually reduced to $1,999,900 in November 2005, before eventually closing for $2,000,000 in December 2005.</p>
<p><strong>40 Grozier Road</strong> was then listed for sale again in February 2008 for $2,295,000 and SOLD for $2,400,000 (over asking price) in April 2008.</p>
<p><strong>40 Grozier Road</strong> was newly listed for sale on September 28, 2011 for $2,625,000.</p>
<p>As it happens, the bar on the block was reset in July 2011 with the sale of <strong>15 Grozier Road</strong> for $2,950,000. This is a remarkable sale event.</p>
<p>A significant sale event took place on Grozier Road in 2010 with the sale of the <a title="Eduardo Catalano house" href="http://blog.charlescherney.com/real-estate-cambridge/eduardo-catalano-house-in-west-cambridge-sells-for-418000-over-asking-price/" target="_blank"><strong>Eduardo Catalano house at 44 Grozier Road</strong></a>.</p>
<p>Back in 2006, I listed and sold <strong>84 Grozier Road</strong> for $2,300,000.  This house was renovated by <a title="Aedi Construction" href="http://aediconstruction.com/" target="_blank"><strong>Aedi Construction</strong></a> in 2004.</p>

Sells for a whopping $661 a square foot.<br />

<p><strong>NUMBER FOUR:<br />
18 Gibson. Sold for $802,500 on 11/30/09.</strong><br />
Sold for $7,500 over the asking price. Multiple bids.<br />
3 bedrooms, 1800 square feet of living area.<br />
In need of renovation at point of purchase.<br />
Location, location, location &#8211; side street between Mt. Auburn and Foster outside Harvard Sq.<br />
Similar size house next door at 24 Gibson sold in renovated condition in July 2009 for $1,480,000.</p>
<p><strong>NUMBER THREE<br />
10 Foster Place &#8211; SOLD for $1,475,000 in April 2009.<br />
</strong>1,585 square feet &#8211; sold for an eye-popping $930 a sq ft.<br />
6 rooms &#8211; 3 bedrooms, 2.5 baths.<br />
Located at end of cul-de-sac off Foster Street.<br />
Unfinished basement.</p>
<p><strong>NUMBER TWO<br />
63 Avon Hill &#8211; SOLD for $2,065,000 on 6/30/09.</strong><br />
House in need of total renovation at point of purchase.<br />
Multiple offers presented. Sold for $320,000 over list price.<br />
Substantial lot with impressive forest-like feel in back yard.</p>
<p><strong>NUMBER ONE<br />
103 Irving &#8211; SOLD for $3,700,000 on 2/6/09.</strong><br />
The Julia Child house. After Julia Child moved out, the house was sold to and renovated (including a modern new kitchen!) by a developer who sold the house in 2004 for $3,755,000. Five years later, the house resold in 2009 for $3,700,000.<br />
6,000 square feet. 13 rooms. 4 full baths. 2 half baths.</p>
