I remember first seeing 40 Grozier Road in 2005 when it was listed for sale after a complete renovation. Listed in July 2005 for $2,565,000, the list price was eventually reduced to $1,999,900 in November 2005, before eventually closing for $2,000,000 in December 2005.

40 Grozier Road was then listed for sale again in February 2008 for $2,295,000 and SOLD for $2,400,000 (over asking price) in April 2008.

40 Grozier Road was newly listed for sale on September 28, 2011 for $2,625,000.

As it happens, the bar on the block was reset in July 2011 with the sale of 15 Grozier Road for $2,950,000. This is a remarkable sale event.

A significant sale event took place on Grozier Road in 2010 with the sale of the Eduardo Catalano house at 44 Grozier Road.

Sparks Street residence in West Cambridge.

112 Walden is now SOLD. Located in West Cambridge between Porter Square and Raymond Park, 112 Walden is a gracious 3-bedroom, 2-bath residence on the top two floors. In June 2010 a fourth floor unit is reported to have SOLD for $415,000 The unit features two bedrooms, one bath and 1,032 square feet of living area. There is garage parking for one car.

In March 2010, a two bedroom, two bath on the fourth floor sold for $433,000. Reported to have 1,033 square feet of living area and one garage parking space.

I had a dental appointment recently at Restorative Dental Group of Cambridge at 181 Concord Avenue. Lo and behold, when I came out of the dental office I discovered that there was an open house going on upstairs in the same building! I decided to check things out.

According to the open house host I chatted with, there are twelve residential units on the second and third floors of this three-story mixed-use building, with the dental group occupying the entire first floor.

For sure, a buyer could live in these units in as-is condition as the plain-jane and rather predictable equations they are. However, as I looked out the living room window from the top floor unit onto Concord Avenue at the front facade of Didrik’s, I found myself fantasizing about what these units would be like as renovated residences designed with panache and style. How much fun would it be for these twelve units to be showpieces for twelve designers? And what if – to underline the imagined interesting and compelling contemporary condos found inside – the building itself received a new skin? Wishing it were so! Cambridge deserves a few more modern renovations. That being said, the seller reports that some exterior enhancements are in the works and that condo buyers can renovate units here.

Most recently a top floor unit SOLD for $549,000 in April 2010 This top floor residence is reported to feature 1,447 sf. I had a chance to see it myself.

I sold a unit at 159 Concord Avenue in the year 2000. That unit resold in 2007. There have been only four other sales reported in MLS in the last ten years, the most recent in April 2010 – the second sale in the building to cross the $500,000 threshold. There is a high owner-occupancy rate and professional management.

159 Concord Avenue is one of the few elevator buildings in Cambridge. This is an appealing feature. There are other Cambridge condominiums with elevators. However, 159 Concord Avenue is one of only a few small buildings in West Cambridge with an elevator.

This is an unusual offering in Cambridge.

Cambridge listings posted SOLD in MLS in 2010 include the following:
325 Franklin #1, Listed for $995,000. SOLD for $1,010,000. It is reported that this condominium townhouse in Central Square features 3 br, 2.5 baths and 2,100 square feet of living area. There is garage parking for one car and two decks. This listing generated multiple offers soon after being listed for sale.
